For investors

Your investment. Always accounted for.

Capital works forecasts, levy history, spending controls and a record of every dollar. See the sinking fund position before a special levy lands. Delegate to your property manager without giving away control.

Financial transparency

The building's finances, visible before they become a problem.

Actual spend against plan, fund balances in real time, and a 10-year capital works forecast built on your building's own history. A sinking fund shortfall shows up in the plan — not in a special levy notice.

  • Live fund balances and spend against the building's approved budget.
  • Spending limits and approval thresholds set by the committee: big jobs can't be waved through quietly.
  • A double-entry, immutable ledger. Every entry timestamped, corrections posted as reversals, nothing deleted.

Competitive procurement

Big jobs go to tender. The process is visible.

Verified, rated contractors, sealed bids, and side-by-side comparison before the committee votes. You can see that the process was followed — not just trust that it was.

  • Sealed-bid RFPs so quotes are real competition, not a formality.
  • Ratings, licences and job history compared across verified vendors.
  • Awarded contracts tracked from sign-off to completion, on record.
Tax time

Your levy history and receipts, in the portal all year.

Your levy payments, receipts and building notices are accessible year-round, so nothing needs reconstructing in July. A one-click accountant pack with a capital-gains cost-base summary is on the roadmap.

  • Exportable levy statements and payment receipts, any time.
  • Vote at AGMs and EGMs digitally, lodge a proxy, or attend: your call.
  • Notifications tuned to your level of involvement, from everything to essentials-only.

Using a managing agent?

Your agent. Your rules. Your visibility.

Invite your property manager and set exactly what they can do: lodge notices, cast proxy votes, pull reports. You see everything they do, and you can revoke access any time. Every action your agent takes is logged and timestamped.

  • Agents can lodge tenancy and transfer notices, vote by proxy, and deal with building management on your behalf.
  • They can export building documents, lodge formal records requests, and request payment plans on your behalf.
  • Switching agents takes minutes. The audit trail of what the previous one did stays on record.

Co-ownership

Joint owners? Not a problem.

Joint tenants or tenants in common, co-ownership works properly here: shared votes, shared notices, no accidental double-ups.

#1

Joint tenants

Co-owners hold the whole lot jointly with the right of survivorship. One undivided interest, shared equally.

  • One shared entitlement for the lot, with voting rules you set up once at signup.
  • Vote together as one, or give one owner a standing proxy for the lot.
  • Each owner picks their own notifications: everything, the legal minimum, or somewhere in between.
#2

Tenants in common

Each co-owner holds a distinct share, equal or not, that they can deal with independently.

  • Each owner's share (60/40, 50/50, whatever's on title) is on record with entitlements apportioned to match.
  • Vote your own share independently, or hand one owner standing authority for the lot.
  • Each owner picks their own notifications: everything, the legal minimum, or somewhere in between.

Either way, one of you can run the admin for both of you.

If one owner handles the paperwork in your household, make it official. A standing authority lets them act and vote for the lot, so nothing stalls waiting on a second signature and nobody drowns in duplicate notices.
