Joint owners? Not a problem.
Whether you hold your property as joint tenants or tenants in common, OurCommons handles co-ownership as a core design feature; with a number of options available to suit you.
Joint tenants
Co-owners hold the whole lot jointly with the right of survivorship. One undivided interest, shared equally.
- For Joint Tenants, your single shared entitlement has voting rights configured on signup.
- Either require all joint tenants to mutually agree on the same position (where agreement can't be reached, your vote is void), or grant one owner a proxy to vote for the whole lot.
- Both owners can elect to be notified of all events (or none at all), whichever suits and subject to any legal requirements.
Tenants in common
Each co-owner holds a distinct share, equal or not, that they can deal with independently.
- Per-owner share (e.g. 60 / 40) on record with apportioned unit entitlements
- Either cast your votes independently as a portion of your lot's unit entitlments, or appoint one owner with standing authority to act and vote for the lot.
- Both owners can elect to be notified of all events (or none at all), whichever suits and subject to any legal requirements..
Either way: you can nominate a single owner to manage the admin for both of you.
Got a person who handles all the admin? No problem. Nominate a co-owner with a standing authority to act and vote for the lot. One signature binds all owners. Don't be an accidental blocker, or clog up your inbox with duplicate notifications.
